Other side of the coin: selling properties in Spain

Are you already the happy owner of an apartment on the coast, but have you made the decision to sell it and perhaps invest in a house in the countryside? There are more formalities ahead of you and the stage of searching for new owners. Calmly! And that’s where we’ll help! This time we present the other side of the coin, i.e., how the sales process works.

The first step we take in the process of selling a property is to collect the required documents. In addition to the identity card and the NIE number, the most important of these is the so-called Título de propiedad or Escritura de la casa, which confirms the details of the current owner. Other important documents include, as an example, a simple note, which contains not only a description of the property, but also informs about possible debts or mortgages. You also need documents confirming that you have made all payments, such as rent for the housing association or IBI tax. One of the additional, but necessary documents (required even before the publication of the property for sale) is an energy certificate, issued by an authorized technician. There are quite a lot of formalities, and these are just a few of the most important documents that need to be collected.

After the inspection and familiarization with the property, we start its valuation. The square footage, location, amenities, condition of the apartment, furnishings, potential renovation, investment opportunities are just some of the factors that need to be taken into account. A good analysis of the market and choosing an adequate price is the basis of success.

Then we start preparing the property for sale. We make possible renovations and corrections if we want to increase the value of the house. If the property is going to be uninhabited for the time of sale, remove unnecessary things and leave only what you intend to sell with it (this applies to m.in furniture, kitchen and bathroom appliances).

In such a prepared property, we can perform a professional photo session, which is the key to effective sales.

The virtual world, the age of the Internet and distance shopping have caused us to buy with our eyes first. It is no different with the real estate market, where the image is the basis of every offer. It is mainly the photograph that determines the first impression and usually determines whether a potential client will be interested in our property. Therefore, it is extremely important to take aesthetic, eye-catching and good quality photos, which can be done by a professional photographer. For this purpose, it is important to prepare the property for the photo shoot. A potential buyer is unlikely to want to see a set of pots placed on the stove while cooking dinner, laundry hung on the balcony, or toys scattered in the children’s room. Therefore, the basis for taking professional photos is a clean interior and general order. If you are still living in the house, you should hide unnecessary devices and extra furniture, products and cosmetics, your personal belongings and family photos for the duration of the session. A home doesn’t have to look empty and impersonal, but cosy and neutral. The photographer will take care of the rest.

If you are selling a villa or a house with a garden, a bird’s-eye view will also be very valuable. Drone photos and video shots will not only give you a comprehensive view of your property, but also its neighbourhood and further surroundings. In the case of such properties, a short advertising film may also be a good option, showing its various aspects and qualities, and above all, influencing the client’s imagination and emotions.

The next step is to create a detailed and compelling description of the property. In addition to basic, dry data on location, size, number of rooms, it is worth mentioning the greatest advantages of the house, urbanization, and even the neighbourhood.

Having completed the documents and a fully ready offer of the property, we can proceed to the official introduction of the property to the sale market, publication in the inter-agency database, our website, social media and the search for its new owner, of course also among our clients. We arrange visits for interested parties and present your property to them. And when there is a person who decides to buy it, then…… You already know the rest well.
